This call center was designed as a build-to-suit project for tenant Guardian Building Pro- ducts. Plagued by inflex- ibility in their current home, an open, flexible space was the target from day one. Another goal for the tenant was the fostering of natural light throughout the building.

The inherent nature of this type of project pre- sents multiple agendas that sometimes find themselves in confron- tation. The owner/devel- oper must be concerned with initial budget as well as resale and future leasing potential in addition to the concerns of the tenant. Neither entity can be successful without the other. In this case, it is the respon- sibility of the architect to navigate this potential mine field to produce a design that exceeds the expectations of both entities.

With this facility being a call center, the function of the lobby as a waiting area could be played down. Instead, it was provided with comfortable seating, read- ing materials and refresh- ments for breaks away from the phone.

Additionally, this quiet, dimly lit area, was provided as an area for cooling down after especially difficult calls.

An open office design accounting for over half of the overall square footage was utilized for flexibility. All conference, training, and core spaces were driven to the center of the structure to maximize openness. In this image, we see the low cubicles that were chosen to maximize natural light and views to the exterior.

All required offices (and there weren't many) were placed along the exterior walls and built with interior storefront and glass. This was done to ensure daylight would reach the cubicle areas.

There were two open stairs introduced in add- ition to code required exit stairs. Atop the stairs was placed a 15'x15' skylight. This injects day- light into the deepest areas of the footprint, including the first floor (typically devoid of natural light near the center). Additionally, these pro- moted a sense of openness and unity between the depart- ments.
