With daily and nightly activity provided by the
surrounding townhomes, the design challenge was to create a pedestrian
friendly, village atmosphere that would result in a place in which people want
to be. This meant responding to human scale as well as providing features of
visual and tactile interest.

The varied facades give the retail space a small
shop appearance. In addition, multiple materials were used to exhibit different
colors and textures, further bringing down the scale, while adding interest and
identity to each shop. |

During Master Planning the critical design
decisions were driven by the necessity of achieving a viable mix of commercial
and resi- dential properties while balancing the desire to maintain a village
atmosphere. As a result, residential townhomes were placed in an ‘L’ shape
around the retail space to maximize both the residential density and the
available commercial space. Also provided in the design were assorted outdoor
venues and village greens that could be shared, as well as space solely for the
use of residents.
